Las Rosadas

GENERAL TERMS & CONDITIONS

INCLUDED IN YOUR STAY
Guests who have paid the applicable rates, taxes and fees enjoy access to the Las Rosadas beaches, trails, and recreational facilities, except for any areas that may be temporarily closed during the stay. Wi-Fi is available at Paloma Blanca, Ocean Club Villas, Casita Las Palmas, Bar Mono, and La Terraza. Daily housekeeping services and 24-hour security are provided; however, service levels may vary due to operational needs, weather conditions, staffing, or force majeure events.

DEVELOPMENT & LOCATION
Las Rosadas is a developing luxury community located along the shores of Bahía de Chamela, Mexico. Guests are advised that development activity, including construction, may occur on or near the property during their stay. Access to amenities is limited to those available and operational at the time of the visit. Guests with questions regarding development activity are encouraged to contact info@lasrosadas.com prior to arrival.

FOOD & BEVERAGE
Seasonal and locally inspired meals are available at Bar Mono and La Terraza during designated lunch and dinner hours. Additional dining venues or special events may be arranged upon request and for an additional fee. Guests are solely responsible for all food and beverage charges incurred during their stay.

RATES, TAXES & FEES
All rates (including rental rates), fees and charges are quoted in U.S. Dollars, unless otherwise expressly stated, and includes, without limitation, nightly accommodation rates, services provided by Las Rosadas, resort fees, and food and beverage charges.

The following mandatory taxes and fees apply:

  • 16% IVA (value-added tax), as required by Mexican law
  • 5% hotel tax on nightly rates, payable to the Mexican government
  • 5% service charge applied to nightly rates for staff
  • 20% gratuity applied to all food and beverage charges

Seasonal rates are defined as follows:

  • Low Season: May 1 – October 31
  • High Season: November 1 – December 17 and January 8 – April 30
  • Holiday Season: December 18 – January 7

A resort fee of $75USD+iva per room/per night applies,  will be charged in your final billing, and includes access to all common elements in operation at the time of the rental, towel service at Bar Mono and La Terraza pool, and use of available beach equipment and recreational items.   

All rates, taxes, fees, service charges, and gratuities are subject to change without notice.

OCCUPANCY & ACCOMMODATION TERMS
Standard occupancy is based on double occupancy per bedroom. Additional twin beds are available for $100 per night. Infant cribs are available for $50 per night. Maximum occupancy limits apply and must be confirmed at the time of reservation.

Guests are fully responsible for any damage to accommodations, furnishings, fixtures, or common elements during their stay and authorize Las Rosadas to charge the cost of repair or replacement to the payment method on file.

Minimum-stay requirements, special deposit terms, and cancellation policies apply.

PER-ROOM RESIDENCE RENTALS
Certain residences may be offered on a per-room basis. In such cases, the quoted rate applies to one bedroom per night, with exclusive access to common spaces within that unit. Other bedrooms within the residence will not be rented to third parties during the stay and will remain unused. Use of any unrented bedroom will result in additional per-night charges added to the final invoice.

ARRIVAL & TRANSPORTATION
Transportation services to and from Puerto Vallarta or Manzanillo airports may be arranged, including rental cars, private SUVs, private aircraft, and helicopter transfers. Transportation services are provided by third-party operators.  Pricing and payment terms will be provided upon confirmation of arrival details. Las Rosadas assumes no responsibility or liability for third-party transportation providers.

ADDITIONAL SERVICES
Las Rosadas may facilitate arrangement for third-party services, including, without limitation, wellness treatments, childcare, boat charters, equipment rentals, and customized experiences. All such services are subject to availability and are not guaranteed by Las Rosadas.  Availability, pricing, and payment terms will be provided upon request and will vary by service provider. Las Rosadas assumes no responsibility or liability for third party services providers.

DEPOSIT & PAYMENT POLICY
A deposit equal to 50% of the total rental amount, plus 50% of applicable taxes and fees, is required at the time of booking. The remaining balance—including all remaining taxes and fees—is due no later than 60 days prior to arrival for Hight and Low Seasons, or 90 days prior to arrival for Holiday Season reservations.

Reservations made less than 60 days for Hight and Low Seasons and less than 90 days for Holidays season require full payment at the time of booking.  Payment may be made by wire transfer or credit card.  Guests authorize Las Rosadas to charge all applicable amounts to the payment method on file.

CANCELLATION POLICY

  • High and Low Seasons:
    • Cancellations made 61 days or more prior to arrival: 100% refund
    • Cancellations made 60 days or less prior to arrival: 100% forfeiture
  • Holiday Season:
    • Cancellations made 91 days or more prior to arrival: 100% refund
    • Cancellations made 90 days or less prior to arrival: 100% forfeiture

All cancellation deadlines are calculated on local time at the property.  Refunds, if applicable, will be issued to the original form of payment.

THIRD-PARTY PAYMENT PROCESSING
Las Rosadas may work with select third-party service providers to assist with the secure processing and collection of rental payments, deposits, fees, taxes, and related charges. These providers are engaged solely to support the reservation and payment experience. Any guest information shared with such providers is limited to what is reasonably necessary to process payments and will not be used for marketing or other unrelated purposes. By completing a reservation, guests acknowledge and consent to the use of such third-party providers for payment processing and rental fee collection.

INDEMNITY, RELEASE & ASSUMPTION OF RISK
As a condition of occupancy, all guests must execute all required indemnity, release, assumption of risk, and waiver of liability documents prior to or upon arrival. Failure to do so will result in denial of access to Las Rosadas, with no refunds issued for accommodations or related costs. Additional waivers may be required prior to participation in specific activities or use of equipment.

PROPERTY RULES & REGULATIONS
Las Rosadas common areas are governed by the Las Rosadas Master Condominium Regime and its Subcondominium Regimes. All guests and visitors agreed to comply with all applicable rules and regulations, as amended from time to time and are available upon request.

WEATHER & FORCE MAJEURE
No refunds or credits will be issued, in whole or in part, due to inclement weather or natural conditions and events outside of the control of Las Rosadas.

TRAVEL INSURANCE
Guests are strongly advised to obtain comprehensive travel insurance to protect against unforeseen events, cancellations, medical expenses, or interruptions.

GOVERNING LAW & JURISDICTION
The property is located in Mexico and is governed by Mexican law. All guests consent to the exclusive jurisdiction and venue of the courts located in Guadalajara, Jalisco, Mexico for the resolution of any disputes arising from their stay.
