GENERAL TERMS & CONDITIONS

INCLUDED IN YOUR STAY
Guests enjoy access to the Las Rosadas beaches, trails, and recreational facilities, except for those temporarily closed during your stay. Wi-Fi is available at Paloma Blanca, Ocean Club Casitas, and Casita Las Palmas; as well as Bar Mono and La Terraza. Daily housekeeping and 24-hour security are provided.

DEVELOPMENT & LOCATION
Las Rosadas is a developing luxury Ocean Club Community set along the shores of Bahía de Chamela, Mexico. We advise guests that development activity may be occurring on the property during your visit, including construction. Guests will have access to the amenities that are available at the time of their stay. Please send all inquiries about these potential activities to info@lasrosadas.com should you have further questions.

FOOD & BEVERAGE
Guests will enjoy seasonal and local meals at Bar Mono and La Terraza during lunch and dinner hours. Special venues may also be organized upon request and for a fee. Guests are responsible for all food and beverage charges.

RATES
All pricing is in US dollars, including but not limited to nightly rates, services provided by Las Rosadas, resort fee, and food and beverage costs. 16% IVA is charged to all invoices, as well as a 3% hotel tax on nightly rates, both required by and paid to the Mexican Government. A 5% service charge is collected for the staff based on the nightly rates.  20% gratuity is added to all food and beverage charges.

Seasonal rates are as follows.  Low Season begins May 1; High Season begins November 1; and the Holiday Rates are from December 18 – January 7.

A resort fee of $50 per day will be charged and covers use of and access to all our common elements that are in operation at the time of the rental and it includes towel service at Bar Mono and the pool at La Terraza, and use of beach equipment and games, like SUP’s and boogie boards.

Standard occupancy is based on double occupancy per bedroom. For additional beds in either the villas or casitas, there is a charge of $100 per night for a twin bed. Infant cribs are available for $50 per night. Please inquire about maximum occupancy at the time of reservation. Minimum-stay requirements and special deposit and cancellation policies apply.  Guests will be responsible for damages caused to any common elements and to the units that they stay in at Paloma Blanca, the Ocean Club Casitas and Casita Las Palmas.  All rates, taxes and fees are subject to change without notice.

ARRIVAL AND TRANSPORTATION OPTIONS
The following services are available to take you to and from either the Puerto Vallarta or Manzanillo Airports: rental car, private SUV, private plane, and private helicopter services. Cost of transfer and terms of payment will be conveyed upon the confirmation of arrival details. Please contact our concierge team for more details.

ADDITIONAL SERVICES
Las Rosadas can help organize a variety of additional services including massages, nannies, boat and equipment rentals and other customized activities. Pricing and availability, as well as terms of payment will be provided upon request for these services.

DEPOSIT & PAYMENT POLICY
A deposit equal to 50% of the total rental price is due at the time of booking, along with 50% of all other taxes and fees. The balance of the rental rate, 100% of the meal plan for all guests known at that time, and the balance of all other taxes and fees are due no later than 60 days prior to the arrival date and 90 days prior to the arrival date for Holiday bookings. For reservations made less than 60 days prior to the arrival date, 100% of the rental funds, taxes and fees are due at the time of booking. For Holiday reservations made less than 90 days prior to the arrival date, 100% of the rental funds, taxes and fees are due at the time of booking. Payment can be made by wire transfer or credit card.

CANCELLATION POLICY
For cancellations made 61 days or more prior to arrival 100% of funds will be returned. For cancellations made 60 days or less prior to arrival, 100% of the total reservation will be forfeited. For Holiday cancellations made 91 days or more prior to arrival for Holiday bookings 100% will be returned. For cancellations of Holiday bookings made 90 days or less, 100% of the total reservation will be forfeited.

GENERAL INDEMNITY, RELEASE, ASSUMPTION OF RISK, AND WAIVER OF LIABILITY
Prior to or upon arrival, all guests must sign all indemnity, release, assumption of risk and waiver of liability documents as presented. Failure to do so will forfeit your access to Las Rosadas, and rental refunds or refunds for any other costs will not be provided.  Other similar indemnity, release, assumption of risk and waiver of liability documents may be required during your stay prior to using equipment or participating in activities.

PROPERTY RULES & REGULATIONS
Common area amenities are operated, managed, and maintained by the Las Rosadas Master Condominium Regime and its multiple Subcondominium Regimes. Each person who enters Las Rosadas must follow all rules of these entities. Rules will be provided upon request.

WEATHER
Refunds are not provided in whole or in part due to inclement weather.

TRAVEL INSURANCE
Travel insurance is recommended to cover any possible losses due to unforeseen circumstances and trip cancellations.

JURISDICTION
The rental property is located in and subject to the laws of Mexico. All guests submit themselves to the exclusive jurisdiction and venue of the courts located in Guadalajara, Jalisco, Mexico to resolve disputes of any kind.
